🚨 **THIS is why I always tell buyers to talk to a LOCAL mortgage professional before choosing a lender based on a rate alone.**
I recently came across a Loan Estimate that caught my attention.
At first glance, **4.875%** sounds AMAZING. 👀
But look a little closer…
This particular loan is a **1/1 adjustable-rate mortgage**, meaning the interest rate can adjust beginning in year 2. According to the Loan Estimate, the payment could increase significantly, with the rate potentially reaching **6.875%**.
And this is exactly why I encourage my clients to **slow down and read the fine print**.
Online lenders can advertise a very attractive rate, but the rate you see in an ad doesn't always tell the whole story. There can be different loan structures, lender fees, points, credits, adjustment terms, and other costs that aren't obvious when you're simply comparing the big number.
🏡 **Your mortgage is too important to shop by rate alone.**
A local mortgage broker can sit down with you, explain **exactly what you're getting**, compare the total costs, and make sure you understand how the loan could affect your payment down the road.
And here's the biggest part:
**If a lender is offering you a rate that seems too good to be true, send me the Loan Estimate.**
I'll help you understand what you're actually comparing. No pressure. No obligation. Just make sure you know what you're signing before you commit to a 30-year financial decision.
💬 **Don't let a great-looking rate turn into a very expensive surprise.**

# # # Or, if you want it a little more **bold/social-media friendly**:
🚨 **BUYERS — PLEASE DON'T SHOP YOUR MORTGAGE BY RATE ALONE!**
A client can see **4.875%** online and think, *"That's my lender!"* 👀
But what if that 4.875% comes with a loan structure that allows the rate — and therefore your payment — to increase?
That's exactly why I tell people:
**GET THE LOAN ESTIMATE. READ THE DETAILS. ASK QUESTIONS.**
Online lenders aren't necessarily bad, but online advertising can make it incredibly easy to focus on one attractive number while overlooking the **loan type, adjustment terms, points, lender fees, and total cash needed to close.**
Your mortgage isn't a pair of shoes you're ordering online. 😂
It's one of the biggest financial commitments you'll make.
**Talk to your local mortgage broker.**
Let someone walk you through the numbers, explain the fine print, and help you understand what you're actually getting.
And if you already have a Loan Estimate from another lender, **send it to me. I'll help you compare apples to apples. 🍎🍏**
**The lowest advertised rate doesn't automatically mean the lowest-cost loan.**
