Credit card debt is at record highs with estimates being around $1.13 TRILLION dollars! The average credit card rate is about 27.89% with average total balances of $7,951. If you were to make the minimum monthly payments, it would take approximately 338 months to pay off an account with a balance of $7,950. That is just over 28 years!

Do you know what else is at record highs? Home equity

We get calls daily asking for advice on whether or not refinancing to consolidate debt is a good idea. That answer is different for everyone but can make sense for many. Yes, it is understandable that you don't want to give up that super low rate you got a few years ago but sometimes it just makes sense. There are additional options available other than refinancing your mortgage. If you are in need of some advice or just want to explore some different ideas, let me know and I would be happy to go over some with you.

🏠💳 Attention Homeowners: Time to Break Free from Credit Card Debt! 💸✨

Hey homeowners, let's talk about a financial burden that's weighing down too many American households: credit card debt. Did you know that the average American carries thousands of dollars in credit card balances? It's time to reclaim your financial freedom! 💳💪

💡 The Cost of Credit Card Debt:
High-interest credit card debt can quickly spiral out of control, trapping you in a cycle of minimum payments and mounting interest charges. It's like trying to swim upstream against a current of debt. 🌊💸

🏡 Unlocking Your Home's Potential:
But fear not! Your home could be the key to breaking free from the shackles of credit card debt. By refinancing your mortgage, you can tap into your home's equity to pay off high-interest credit card balances in one fell swoop. 💼🔑

💰 Benefits of Refinancing to Pay Off Debt:

Lower Interest Rates: Even if the rate on your home loan is higher than your current mortgage rate, it's likely much lower than the double-digit interest rates on credit cards. By consolidating your debt into your mortgage, you could save thousands in interest over time.
One Monthly Payment: Say goodbye to juggling multiple credit card bills each month. With a single, consolidated mortgage payment, managing your finances becomes simpler and more streamlined.
Potential Tax Benefits: Mortgage interest may be tax-deductible, unlike credit card interest. Consult with a tax advisor to explore potential tax advantages of consolidating debt into your mortgage.
📈 Seizing Your Financial Future:
Don't let credit card debt hold you back from achieving your financial goals. Take control of your finances and explore the benefits of refinancing your home to pay off debt. It's a powerful step toward a brighter financial future! 💡🚀

Buy a Home Now, Refinance Later at Reduced Fees

The real estate waiting game is no fun. But with today’s higher interest rates, some would-be buyers think it’s prudent to play if they want to secure the best homeownership deal. The problem with that is you miss out on homeownership opportunities today, including less competition in some markets.

Do you think owning multi-family dwellings—duplexes, triplexes, or fourplexes—is only for the 1%? Think again, because now all you need is 5%!

As of November 18, 2023, Fannie Mae has lowered its required down payment on owner-occupied multi-family properties from between 15% and 25% to just 5%. That’s right: Five. Percent. Down.

Just as we prioritize our physical well-being with annual checkups with our doctors, it’s important to take a moment each year to assess our financial health. One of the essential financial checkups is the annual mortgage review.
This proactive approach can have a major impact on your financial well-being and can save you big money in the long run. Whether you have a fixed-rate loan, adjustable-rate mortgage (ARM), VA loan, FHA loan, or any other type of home loan, this review can be a game-changer.

If you or a loved one have served your country and are now looking to buy a home, you may wonder if you qualify for a VA loan. VA mortgage loans offer tons of benefits, like no down payment requirements, no private mortgage insurance (PMI) monthly payment, and flexible underwriting guidelines.
