We've created this page because we want to hear from our many partners in the housing community and better engage our current customers and potential home buyers. The West Virginia Housing Development Fund is a public body corporate and governmental instrumentality of the State of West Virginia established to increase the supply of residential housing for persons and families of low- and moderate-

income, and to provide construction and permanent mortgage financing to public and private sponsors of such housing. To date, the Housing Development Fund has issued more than $3 billion in tax-exempt bonds to finance more than 108,000 housing units since it began operation in 1969. The West Virginia Housing Development Fund is an Equal Housing Opportunity Lender. On this page you'll find the latest news stories, videos, photos about the Fund. Affordable Housing Spotlight: Union Place

Union Place in Monroe County is another example of how the Fund works with partners to update and renovate affordable housing developments in rural counties. The 24 units comprising Union Place were in need of renovations to keep the homes safe and energy efficient for the families who live there.

Now, thanks to funding from the HOME Investment Partnerships Program, the Low-Income Housing Tax Credit Program, and WVHDF's Multifamily Loan Program, these units have new systems, updated fixtures, and extended affordability for years to come.

Mortgage delinquency counseling can help you avoid foreclosure. The Fairmont-Morgantown Housing Authority is just one of several HUD-certified housing counselors that offer mortgage delinquency assistance to West Virginia homeowners.

If you need help staying on top of your mortgage payments or you've received a foreclosure notice from your loan servicer, visit the Single-Family Programs and Resources section of our website to see the list of counseling agencies serving West Virginia. Homeowners who have their loans through the West Virginia Housing Development Fund can visit the website's Current Customers section and click Help for Homeowners to learn more about mortgage assistance.

Our Foreclosure Intervention Counseling services are free and confidential. A HUD-certified Housing Counselor can work with you to:

Understanding your finances is a key part of preparing for homeownership. When you apply for a mortgage, your loan officer will ask for documents such as your bank statements, pay stubs, and tax records to get a clear picture of what you earn versus what you spend. You'll need to clearly demonstrate you have the capacity to take on a mortgage loan and make on-time, consistent payments for the next 30 years.

If you haven't already, you should begin to track your income, including money you earn from any side hustles or odd jobs, as well as your expenses. If you spend more than you make, look at where you can cut back or how you can increase earnings. Establish a budget and stick to it.

As a homeowner, you'll be responsible for maintenance and upkeep, repairs, taxes, insurance, and all utilities, in addition to your mortgage payment. If you think homeownership is in your future, you should begin preparing now so you're not caught off guard later.
