Have you heard how we can help protect your listing yet?

It’s true

Also true

Don’t let something you can’t control make your home more expensive without even touching the price…

absolute pro move!

Planning on taking longer to sell? Hopefully not! This will help.

Wait, what?!

Can this get any better for you???

Builders lower price LAST. Why? Because they protect against the market first and put incentives into the deal pre-negotiation, not after. Helping them command a higher sales price and net more!

If the buyer is financing your house, chances are they care a lot more about what it’s going to cost them each month than what the purchase price is on the contract…

Do something that impacts either monthly payment or cash to close.

Seriously.

Preach!

You know what to do… 📞 call us and we’ll 🔒 it in for you.

🏠 More Advantages for Buyers

As rates rise and inventory increases, buyers are finding themselves in an increasingly stronger negotiating position (in most cases).

Remember temporary buydowns...? They’re back.

Sellers and builders are becoming increasingly willing to cover the interest for buyers to help make the home more affordable. With a combo of seller credits, buyers can potentially step into their new home with rates as much as 3% below market on a 3-2-1 buydown.

🏠 Rates Top 7% for First Time in a Year

The average rate on the popular 30-year fixed mortgage crossed over 7% for the first time since May 2025, according to Mortgage News Daily.

Mortgage rates loosely follow the yield on the U.S. 10-year Treasury. It rose this week as oil prices surged higher. That wasn’t helped by a wholesale inflation reading that showed prices rose 0.4% in August, which was in line with Dow Jones consensus estimates.

“It’s been a rough couple of days for the bond market,” said Matthew Graham, chief operating officer at Mortgage News Daily. “Yesterday, it was [Treasury Secretary] Bessent and the reaction to the Treasury buyback announcement. Today it is an overnight surge in oil prices and a lackluster reaction to the Producer Price Index (PPI).”

Pending Sales Turn Negative

Pending home sales just snapped an eight-month winning streak, falling 0.2% year-over-year in August, the first annual decline since last November, according to Realtor.com’s update.

Key takeaways from the report:

Pending sales turned negative (-0.2% YoY) for the first time since November, down from a May peak of +4.8%, while new contract signings fell 3.4% year-over-year.

20.4% of listings saw a price reduction in August, matching last year’s rate for the first time in 2026.

Delistings remain 12.6% below last year’s pace with no late-summer spike.

The median list price fell to $424,500, down 1.3% YoY — the 10th straight monthly decline.

Active listings rose 3.6% YoY to 1.14 million, the fastest growth so far this year, though levels remain 11.1% below pre-pandemic norms.
