Everyone talks about the VA funding fee like it’s a dealbreaker.
It isn’t.

The fee on a first-time VA purchase is 2.15% — rolled into the loan. On a $350K home that’s about $35–40/month added over 30 years.

You know what a conventional loan costs without 20% down?

$150–250/month in PMI. Every month. For years. Until you hit 20% equity.

$150/month × 84 months = $12,600.

And if you have a service-connected disability rating of 10% or higher? The VA funding fee is waived entirely. $0.

The numbers don’t lie. The myth does.

DM me “FEE” and I’ll run the real math for your situation — no pressure, no pitch.

17 years. 100% VA loans.
