…”Big news! The Federal Reserve is about to cut interest rates for the first time in over four years. But here’s something most people don’t know: they aren’t cutting mortgage rates. What they’re cutting is called the federal funds rate.

Now, these two rates are connected, and what the Fed does can affect mortgage rates. But the real factor behind mortgage rates is the bond market. And the bond market has already moved in anticipation of the Fed’s announcement.

Here’s a better way to look at it: Imagine a new movie is announced with your favorite actor. Everyone gets excited, and there’s a lot of buzz about it. As soon as the news drops, people start buying tickets in advance. By the time the movie actually comes out, most of the excitement is already baked in, and a lot of the tickets have already been sold. In the stock market, there’s a saying: “Buy the rumor, sell the news.” It’s the same idea. By the time the event happens, most of the action has already taken place.

This is how it works with mortgage rates, too. There have been times when the Fed cuts rates, but mortgage rates actually go up on the same day.”
