Chasing the absolute lowest rate on paper can cost you everything in ex*****on.
Last month, I brokered a refinance to a lender dangling a rate 0.50% lower than the rest of the market. On paper, it was a massive win saving my client nearly $1,000 every single month. They promised speed, efficiency, and seamless tech.
The reality? It was a disaster.
Constant back-and-forth, missed deadlines, and endless friction. To protect my client’s rate lock from expiring, we had to extend it multiple times.
It was clunky. It was embarrassing. And as the mortgage broker, I owned every single bit of it.
I stood in the “hay field” with my client. To make things right, I personally reimbursed him for his appraisal, his well inspection, and paid out-of-pocket for his rate extension fees; not because it was the right thing to do but because it was the only thing to do.
Here is the lesson that I learned along the way:
Rate is a variable; ex*****on is the deal. A cheap rate from a lender is an optical illusion if they can’t close on time or handle the file with care.
Who you work with matters when things go sideways. Smooth deals are easy. Character is revealed when a transaction gets bumpy.
Integrity over transaction. I’ll take a temporary hit to my wallet every single time if it means protecting my client’s trust and long-term financial health.
At the end of the day, my client is now saving $12,000 a year for life, and we crossed the finish line together.
No borrower left behind. Ever.
