💡 Mortgage Tip of the Day: The "Don't Move the Money" Rule
😄😄😄Got a generous cash gift from family to help with your down payment? Or maybe you have cash saved up at home that you’re ready to put into the bank? Hold on before you make that deposit!
One of the most common headaches during the mortgage underwrite process is dealing with unverified funds.
🚫 Why This Matters
Lenders are required by federal regulations to trace the source of every dollar you use for your down payment and closing costs. They typically look at your last two months of bank statements.
💰 If a large, unusual deposit pops up that can't be clearly documented, it creates a major red flag:
📄The Paper Trail Nightmare: You will have to provide a mountain of paperwork (gift letters, bank statements from the donor, bills of sale, etc.) to prove where the money came from.
Underwriting Delays: If you can't perfectly source the money, the lender cannot use it toward your closing, which can stall your approval right at the finish line.
Loan Denial Risk: In worst-case scenarios, undocumented cash can derail the entire loan approval.
The Golden Rule: Leave your money exactly where it is. Do not shift funds between accounts, do not close out old accounts, and do not deposit large sums of cash without talking to your loan officer first.
