This one was special! My client, first time home buyer, a full-time student with no job and no prior rental history, just closed on his first investment property using a Debt Service Coverage Ratio (DSCR) loan!
So what does that mean? A DSCR loan allows real estate investors to qualify based on the property’s rental income, not their personal income. That means no need for W-2s or tax returns—just a solid property that cash flows!
Despite the challenges (first-time buyer, no full year of rental history), we structured the loan to work with the property’s income, and now they’re officially a homeowner and investor!
