🏡💡 Mortgage Myth Busted: You don’t always need 20% down!

Many buyers put off homeownership because they think they need a huge down payment. The truth?
✅ Conventional loans can start as low as 3% down
✅ FHA loans often allow 3.5% down
✅ VA and USDA loans can offer zero down options for those who qualify

🏡 What Is Home Equity? Home equity is the difference between what your home is worth and what you still owe on your mortgage.

Home Value – Loan Balance = Your Equity

📉 Is It Really That Simple? On paper—yes. But in practice, there are a few things to keep in mind.

➡️ If you sell your home, your equity might be reduced by:
• Accrued interest
• Unpaid taxes
• Closing fees
• Agent commissions

And if your profit exceeds $500,000 (for married couples filing jointly), you could owe capital gains taxes, too.

🔍 How Do You Find Out How Much Equity You Have?
Start with your mortgage balance (you’ll find this on your monthly statement). Then you’ll need a home value estimate. Zillow and similar sites can help—but they're not always reliable.

✅ The most accurate value? That comes from the market—a buyer willing to pay. But we can help you get close! We may be able to pull an AVM (Automated Valuation Model) to give you a realistic value range.
