The biggest change to residential appraisals in decades is officially on the calendar.
Starting November 2, 2026, every appraisal on a conventional loan sold to Fannie Mae or Freddie Mac has to use the new UAD 3.6 standard. The forms we've all built our careers around — the 1004, the 1073, the 2055 — are being retired and replaced by one dynamic Uniform Residential Appraisal Report that adapts to the property.
More structured data. New measurement standards. Different language on quality and condition. It will change what your sellers see, what your buyers ask about, and how you set expectations at the listing table.
