Big update for Native home loans today (HUD184) with an increased access to affordable housing in today's competitive housing markets. 2.25% down and Cheap PMI for Tribal Citizens. Today's mortgage increases just went up to 420k in OK,NM, KS, up to 764k in OR, CO, FL (select counties) and up to 970k in CA, WA (select counties). DM me for more info.

The real estate market continued to break historic records in April, as home prices rose 21% YoY and the median home-sale price soared to $348,500.

With rates low & inventory down I've seen large volumes of refinances and construction loans in 2020. The cost of lumber has jumped due to low production and fires in the West, but I suspect that will begin to normalize by end of 2021. The migration from urban areas to rural areas has begun as people are able to work from home & free to choose to live in low-cost areas outside of commuting distance.

The HUD184 program experienced the largest increase in the amount a Native family can borrower in well over 5yrs. Long overdue, but greatly appreciated by those in urban areas where the cost of living normally exceeds what an average government mortgage can do. Oklahoma, home to 29 tribes, has been aboard the HUD184 train for many years, but I'm now happy to see large volumes in California, Washington, Oregon, and Colorado as the opportunity & benefits to buy a home in these areas have become a dominating trend.

My hope for programs like these is they continue to expand, serving additional states while expanding avenues such as small business lending, insurance, or tribal infrastructure. These doors are, at this moment, only cracked open when I see signs for a flood of ready & anxious tribal business waiting on the other side.

I've seen huge increase in construction loans on tribal land in 2020 & take pride in seeing Native families, most have never owned a home, take that step in investing in themselves. WADO (Thank you) for the folks we're lucky to have and work with on a daily basis from Tribal Housing Authorities, Tribal Attorneys, HUD, Office of Native American Programs (ONAP), our team at 1st Tribal Lending and Chickasaw Community Bank, and some really remarkable realtors that're all going the extra mile to help their citizens have a home on their family land.
