A little life lately ❤️

Life’s been going by so fast lately. Somehow we’ve already made it through soccer tournaments, my son getting his braces off, checking out new construction with some of my Realtor friends, taking care of my old man dog after surgery, plenty of mortgage work, getting a flip ready to sell, and watching some exciting Ivory & Iron projects take shape.

My son and cousin even squeezed in some ice cream at a dairy farm in Pennsylvania along the way. 🍦

Here’s the simple difference:

A permanent buydown is focused on lowering the rate for the life of the loan.

A temporary buydown is focused on lowering the payment for an introductory period, often the first 1 to 3 years.

Both can be useful in the right situation, but the better fit depends on your loan type, available funds, seller or builder concessions, and how long you plan to stay in the home.

Down payment assistance is not one-size-fits-all.

The Oklahoma Housing Finance Agency offers multiple financing options, including GOLD and DREAM, that may provide eligible buyers with assistance equal to 3.5% of the total mortgage loan amount for eligible down payment and closing costs.

GOLD is generally designed for first-time buyers, although that requirement may be waived in certain targeted areas. DREAM may be available to both first-time and repeat buyers, giving buyers who have previously owned a home another potential path to assistance.

The right option depends on more than whether assistance is available. Your household income, credit profile, property, purchase price, first-mortgage program, monthly payment and long-term plans all matter.
