That was not our intent...WE ARE WHOLESALERS!

MOST wholesaling companies and individuals in the Tulsa market are ethical and professional. But occasionally there are folks who are sloppy or reckless. We want to be clear, just like in any industry there are some good and some bad. We wrote this to help educate Buyers.

And one of the wholesalers involved in this deal reached out to the Buyer to try to fix the situation, so hoping they find a resolution.

ORGINAL POST:
We received a call from a distraught Buyer today who bought a home from another wholesaler.

The Buyer confirmed last week via text that utilities would be on and that faucets would be dripped to protect the home during the storm.

The Buyer closed on Tuesday and went to the property to find the pipes had burst and the home was flooded. In addition, she was told via text that the home would be cleaned out. It was not, the Homeowner's belongings were still there.

When she confronted the wholesaler about what had happened, they admitted they didn't really know the wholesaler who had the original contract because it was a daisychain Assignment (rather than a JV deal).

Sadly, this will likely end up in court.

REMINDERS FOR BUYERS:

🏠 When you purchase from a wholesaler, demand the original contract with the price redacted. You are buying the contract, you need to know the terms.

🏠 Get all terms in writing. If it's going to be cleaned out if faucets need to be dripped, etc, get it in writing as a signed supplement by all parties.

🏠 Always do a final walk through when possible within 24 hours of a closing, but especially on the heels of inclement weather.

🏠 If the wholesaler doesn't provide disclosures, disclaimers, or information, ask them in writing "Are there any known defects with the property that need to be disclosed?" It is Oklahoma law that Sellers must disclose known defects regardless if it's an AS-IS purchase or not, if they are aware, they must disclose.

🏠Always ask the wholesaler if they have the contract direct with the Seller or if it's a JV or daisychain deal.

🏠 Ask if the wholesaler is a licensed agent or has one on the team. According to OK legislation, you cannot publicly market a property without a license. Licensed agents have a higher stake in ethical practices since they are under the regulation of OREC.
