Wondering why the dollar's flexing affects mortgage rates? It's all about investor demand and inflation. A stronger dollar can mean cheaper imports and lower inflation, giving the Fed room to ease up, potentially bringing rates down long-term. Even 'flight to safety' during global nervousness can push bond yields lower. Keep an eye on inflation and the Fed – the dollar often follows.

The jobs report is telling a confusing story.

This week, three different jobs reports painted three very different pictures of the labor market.

The BLS reported 162,000 jobs added in August, while ADP and Revelio reported just 38,000 and 37,000 private-sector jobs.

That’s a pretty big gap.

So what does it mean for mortgage rates? The bond market didn’t react as strongly as you might expect to the headline BLS number, suggesting investors may be questioning just how strong the labor market really is.

And that matters because a cooling labor market could give the Fed more room to ease rates over time.

Another factor to watch: the U.S. dollar. A stronger dollar can help reduce inflation through cheaper imports, which could eventually create a more favorable environment for interest rates.

The takeaway? Don’t let one headline tell the whole story. Jobs, inflation, the Fed, the dollar and the bond market are all connected—and they all play a role in where mortgage rates go next.

🚨 IS A FED HIKE COMING? DON’T PANIC.

Jackson Hole was the big story this week, and markets are paying close attention to what the Fed might do next.

After Fed Chair Kevin Warsh’s speech, the odds of a September rate hike increased to 48%. That might sound like bad news for mortgage rates, but here’s the twist:

A Fed hike does not automatically mean mortgage rates go up.

Mortgage rates are influenced by longer-term bonds and expectations for inflation and the economy. A rate hike could actually help cool inflation and economic growth, which can be positive for longer-term rates.

📍 Also worth watching: Seattle condos.

Condo prices are slipping in some areas, inventory is rising, and properties are sitting longer. That could create opportunities for buyers, but there’s an important catch: the HOA matters.

Insurance costs, reserve requirements, special assessments, building condition, and HOA finances can all impact whether a condo is financeable.

So if you’re considering a Seattle condo, don’t just fall in love with the unit. Do your homework on the building, too.

The market is always moving. The key is knowing what actually matters when making your next move.
