Arizona Housing Forecast 2026–2027
As we look toward Arizona’s housing market through 2026 and into early 2027, it’s clear that Greater Phoenix is holding steady—with a median sale price sitting at $445,000 in mid-Q3, around 23,400 active listings, approximately 4.3 months of inventory, and homes spending a median of 64 days on the market. For both residential and commercial clients, these numbers translate to a market where negotiation is back on the table: list prices have been easing, while closed prices remain stable, creating genuine opportunities for buyers to negotiate credits, buy-downs, inspections, or simply secure better value per square foot.
Builders in Greater Phoenix are also responding with creative incentives, so comparing your net monthly cost (rather than just the sticker price) has become essential—an approach I often use when advising clients on new builds versus resale options. For sellers, the message is straightforward: price your property based on the most recent 45 days of comparable sales, prepare for concessions early, and be ready to reset strategy if your property lingers on the market past 60 to 70 days.
Looking ahead to early Q1 2027, we’re expecting the market to remain flat to mildly soft, with ongoing room for concessions and a sharp eye needed on mortgage rates nearing 7%, builder buy-downs, insurance costs, and the realities of cooling expenses. My background in research and market analysis, combined with decades in business management, helps clients navigate these nuanced shifts—whether you’re buying, selling, or investing across Southern Arizona.
