This one? Next to impossible—but we made it happen.

As Refugees and Non-Permanent Residents, verifying employment from Guatemala and Venezuela was a massive challenge. Every attempt failed… until the day before closing.

Other lenders gave up. I stayed the course. 💪🏽

And just to turn the heat up a bit more—we made sure to close before the FHA rule change, which now restricts Non-Permanent Residents from qualifying. Talk about cutting it close and still coming out on top! 🕛✅

When a Spanish-speaking closing officer was needed? I stepped in and facilitated it myself—because 5+ years in title & escrow wasn’t just for show 😉
