New home sales climbed 1.6% in June after slipping 2.0% and 4.3% in April and May. June’s annualized sales pace of 628,000 units is 7.4% below the 678.000-unit pace from 2025. Through the first half of 2026, sales are 5.2% below sales in the first half of 2025. The inventory of completed homes on the market stood at 118,000 units at the end of June, the same as its June 2025 inventory.

Through the first four months of 2026, housing starts are running 2.2% ahead of the pace from last year. Nevertheless, single-family starts declined 9.0% in April and are down 5.1% year-to-date. In contrast, multifamily housing starts have surged, with year-to-date starts up 20.1%. Specifically, April multifamily starts hit an annual rate of 529,000 units, a 27.1% increase over total starts in 2025.

Housing starts ended 2025 with solid gains of 3.9% and 6.2% in November and December, respectively. Nevertheless, the total of 1.359 million starts last year was a 0.6% decline from 2024. Single-family starts, about 70% of total starts, dropped 6.9% in 2025 to 943,000 units. Multifamily starts, on the other hand, climbed to 415,700 units, 17.3% above 2024’s starts.

The Federal Reserve cut its short-term interest rate target by 25 basis points on Wednesday, December 10. That’s the third consecutive FOMC meeting resulting in a quarter-point cut. The target range for overnight lending in the fed funds market is now 3.75% to 3.50%, its lowest level in three years. The next FOMC meeting is scheduled for January 27-28.
