Big congrats to Courage and Hannah on their new home!!! Man, I loved working with these two. They knew exactly what they wanted from the start and never wavered once... you have to respect that kind of focus.

I also have to take a quick second to say a massive thank you to Courage for his service to our country. It’s an honor to be the mortgage guy for our veterans... I'll never take that sacrifice for granted!!

We also had a fun 'first' on this one. The amazing Genevieve Hampton closed her very first Georgia transaction! She’s a rockstar in Texas, but we made a pretty great team here in the good ole GA.

Teamwork really does make the dream work... and I’m just happy I got to be part of the crew.

CPI came in hotter than expected, and that usually gets everyone’s attention.

But here’s my simple advice…

Don’t panic. Be strategic.

Inflation is still sticky. Oil prices are still up. The bond market is still feeling pressure. And there’s still plenty of global uncertainty in the mix.

That does not mean everybody should stop what they’re doing.

It means you need to look at your own numbers, your own goals, and your own timeline.

For some people, buying may still make sense.
For some people, waiting may make sense.
For some homeowners, using equity may be worth talking through.
For others, the best move might be to sit tight for now.

There is no one-size-fits-all answer here.

If you’re trying to figure out what this market means for you, give me a shout. I’m happy to talk it through like a normal human being.

Not every borrower fits perfectly into the standard mortgage box.

And if you’ve been around real estate for more than about 12 minutes, you’ve probably seen this happen.

A good client.
A good buyer.
A good situation.

But their file just doesn’t look like the “normal” setup.

Maybe they’re self-employed and write off a lot.
Maybe they’re an investor.
Maybe they have 1099 income.
Maybe they’re looking at a renovation, a home equity line, or something a little different.

That’s why I’m starting a quick series on alternative lending.

I’m going to walk through some of the options people may not know about, like bank statement options, DSCR, 1099 borrowers, reverse mortgages, HELOCs, and construction or renovation financing.

Nothing too technical. Just plain English so buyers, homeowners, agents, CPAs, and financial planners can better understand what might be possible.

Because sometimes your client doesn’t need a miracle…

They just need someone who knows there may be another door to check.
