Happy March Madness!
Everybody’s talking about how strong their bracket is… but how strong is your buyer’s pre-approval?

In this video, I go over how long our pre-approvals last, what we check, and why a PrimeLending pre-approval can give you more confidence when it’s time to make a move.

Also, I’ve got Duke winning it all. Go Duke🔵⚪️🏀

Cash to close holding your buyers back?

We’re currently seeing scenarios where buyers purchasing around $170K may bring about $3K to closing using FHA + Down Payment Edge / Essex assistance.

• 600 credit score
• 3.5% down payment assistance
• No income limits

Have a buyer who might benefit? Let’s run the numbers.

Eligible buyers may qualify for $2,500 in lender credits toward closing costs or down payment.
And yes — it can stack with Neighborhood Edge.

0% down doesn’t start and end with VA.
USDA loans are still a thing — and they’re powerful.

If you’ve got a buyer who isn’t a veteran but wants 0% down, keep this in your back pocket.
Reach out if you’ve got a unique scenario. 🌾🏡
