The borrower intended to use the property as a short-term rental, but the initial rental income estimate (1007) came in too low for conventional DSCR financing. By leveraging our bridge loan, they were able to secure the property, establish a short-term rental history, and position themselves for a DSCR refinance after the summer season.

This would require a deep insight into their credit but would lower the borrower's interest rate, fees and build a strong relationship with their lender. A lender could also see more profitability by assisting their borrower in this process because investors reward a more risk-free borrower.
