A deal that was Clear to Close fell apart because nobody opened title when the property was listed.

Four judgments showed up when the title company finally ran the search. The seller owed more than the home was selling for and couldn't bring the difference to closing.

The deal died.

The buyer lost the house. The seller lost the sale. Both agents lost weeks of work.

Unfortunately, this is becoming more common. Sellers have owned homes for years, and life happens. Judgments, mechanic's liens, unpaid HOA balances, second mortgages... they don't just disappear. They become problems when nobody looks for them until the end.

Opening title when you take the listing isn't an extra step—it's part of protecting your client.

Ask your seller about any debts or liens tied to the property. Order the title search immediately. Review Schedule C before the home ever hits the market.
