Welcome Home, Helen!

I’m excited to share that I have officially graduated from Union Home Mortgage Loan Officer Transition Training!

I’m grateful for the warm welcome, valuable training and support I’ve received throughout this transition. I’m especially excited to work alongside the Kirby.Angie - Mortgage Loan Team and to continue helping individuals and families confidently navigate the home-financing process.

This is the beginning of an exciting new chapter, and I look forward to serving my clients and Realtor partners throughout Northern Michigan with the experience, dedication and personal attention they deserve.

Thank you to everyone who helped make this transition such a positive experience. I’m proud to call Union Home Mortgage my new home!

Matthew is a first time homebuyer, and he earned every bit of this one. He saved. He stayed disciplined. He did the unglamorous work that nobody posts about, and he did it young.

Alice and Aaron have been on our radar all year. New to Michigan, new jobs, a family to settle, and one very clear goal: buy right, not fast.

So they waited. They built their position. They asked questions and did the work before there was ever a house to look at. First time homebuyers who wanted to walk into this thing from strength instead of hope.

And then everything lined up at once. The Foerster Group found them the home, and the timing came together so cleanly that they will be moved in and settled before school starts. Anyone who has moved a family in August knows exactly how big that is.

We finished July with Tina! Another Smooth Closing...

Tina was one of the easiest files we have had all year. Quiet, deliberate, and completely certain about what she wanted. She did not shop around emotionally or talk herself in circles. She knew the house when she saw it and she went after it.

Michelle Maidens of REO found her the right one.

The funniest moment came at the very end. We ran the final verification of employment, and Tina let us know she has been at the same job for 18 years and is not going anywhere. Fair. She found the whole thing a little annoying.

Here is why we do it anyway. People quit their jobs days before closing. It happens more than you would think, usually because they assume nobody will check. We check. Every single time. That last verification is what keeps a loan from falling apart 48 hours before the keys change hands.

So Tina, thank you for humoring us. Eighteen years and counting, and now a home to go with it.

Buying soon? Do not change jobs, open a credit card, or buy a truck between application and closing. We will find out, and we would much rather find out now.

Another 1 Closed! 🏡

Another first time homebuyer, and this one had family in his corner.

His family gifted equity on the sale, which changed the entire shape of the deal. A gift of equity means the seller (a family member) sells the home for less than it is worth and the difference becomes the buyer's down payment. No cash out of pocket for the down payment. Room to roll closing costs in. A much stronger loan on the other side of it.

It is one of the most underused tools in the business, and when a family is in a position to do it, it can move a first time buyer years ahead of schedule.

He was quiet through the whole process. Not much to say, but every document we asked for showed up. Every time. That kind of buyer makes a closing table feel easy.
