Debt service coverage ratio loans are one of the most powerful tools in real estate investing. Qualified based on property performance, these loans allow you to leverage your capital effectively at a rate that doesn’t eat all of your income, like hard money. So what is debt service coverage? Basically the revenue from the property (market rent) needs to at least cover the properties expenses and finance charges. If rent is $1000 a month then your expenses cannot be more than $1000 a month (principal interest taxes insurance hoa ). I currently offer these loans with a 20% down payment or 75% ltv for cash outs on existing properties, fico scores down to 640 and no pts on base rates. This one closed on Friday, 29 days from the contract date. The realtor let me know that we had a very strict timeline. As stated, almost every conversation about mortgages starts off with “what is the current interest rate”. Let’s talk about a different way to look at rate. Imagine you’re buying a property that you intend to keep for 2-3 years. The lowest rate possible no longer makes sense, since it probably adds 2% of the purchase price into the closing costs. Instead we find the break even point on 2 years and we go with the slightly high rate but lower closing costs so that your rate buy down makes sense or even look at a higher rate with a lender credit. Conversely, if you plan on keeping the property for 30 Years, then the maximum buy down makes sense, since you will save more money long term with the lower rate compared to your initial investment.
