This article speaks of history, community, my wife’s grandparents, and the community I grew up in and invest time/energy into.

As recounted by Father Peter Jaramillo, SSA, a native son of Our Lady of Guadalupe Church, immigrants came to the city from central Mexico in response to the tumult of the start of the Mexican Revolution in 1910. They sought jobs with the railroad and as laborers.

In 1914, Pedro Lopez, an entrepreneur of Mexican food products and a strong Catholic, met Father Epifanio Ocampo. They discussed the desire for a church to serve Topeka’s Mexican families. Following meetings with neighboring priests, they submitted a request to Bishop John Ward, who supported this ministry opportunity. Our Lady of Guadalupe Parish was established on Nov. 4, 1914. A small, rented store served as the first church.

A transfer on death designation lets an account or your home skip probate entirely. Your beneficiary brings a death certificate and receives the asset directly. No court, no attorney, no waiting.

On a brokerage account it is called a TOD. On a bank account the same thing is called a POD, for payable on death. Both are available in all 50 states, and adding one usually costs nothing.

You can also name a beneficiary on a real estate deed with a TOD deed, now available in about 32 states. It is not available in Pennsylvania, Florida, or Alabama, among others, so check your state before counting on it.

Many states also let you add a TOD beneficiary directly on a vehicle title, separate from the real estate process. Texas is one of them; check your state's DMV for the exact form.

A TOD overrides your will, so the beneficiary form is what actually controls who receives the asset.

What it does not do is dodge taxes or creditors. It does not avoid estate or inheritance tax, your beneficiary takes the property with any mortgage or lien still attached, and in some states a TOD deed can still be pulled into Medicaid estate recovery after death.

For a single, simple estate it is often all you need, while larger, blended, or Medicaid-planning situations may still call for a trust.
