I know. Shocking. But every fall I watch homeowners get blindsided by two things:

Their carrier non-renews or surcharges their policy because of roof age or condition
A fall storm damages a roof that was already on borrowed time — and the claim gets complicated

Here's what to do right now:

👀 Look at your roof. Or have someone look at it. If it's 15+ years old in Ohio — pay attention.

📋 Know your carrier's roof policy. Some carriers are getting very specific about age, material, and condition requirements.

📞 Call me before your renewal — not after you get the non-renewal notice in the mail.

Last Friday of August — which means next week we're officially in September and fall is no longer a threat, it's a reality. 😄

Before you head into the long Labor Day weekend — one quick thought:
