Lenders are quietly rolling out early 2027 conforming-loan limits, giving buyers a bigger window to qualify. 📈
Right now, some mortgage lenders are offering one-unit loan limits of $845,000, $847,440, or even $850,000, each higher than the current $832,750 baseline set for 2026. This opens up more conventional options for buyers who want to purchase in competitive markets, especially in spots where home values are rising. 🌊
But there’s a catch: these limits and their rules aren’t universal. Every lender has their own guidelines, so qualifying for a higher loan could come down to where you apply. Before relying on an increased amount, it’s essential to check the lender’s specifics for underwriting, pricing, and closing. For now, these offers may give an edge, but the official limit from FHFA is still ahead. 📋
Would you take advantage of an early lender-offered limit, or would you wait for the official number? Tell me what you’d consider!
