The Upgrades That Quietly Cost You Money. Don't let them scare off your Buyer!

Before you swing a hammer, remember the golden rule of remodeling: Spend on what the next buyer actually pays for.

Keep your upgrades neutral, functional, and permitted. Here are the Seven renovations that can secretly drain your home equity and shrink your buyer pool:

-- Sacrificing a Bedroom: Converting a bedroom into a massive walk-in closet or a dedicated office drops your overall room count. Because bedroom counts set your price tier, dropping from four bedrooms to three can slash your home’s value by $20,000 to $40,000 depending on your neighborhood.

-- Converting the Garage: Turning a garage into a living room removes covered parking and storage. Buyers typically prioritize these features. Eliminating the garage shrinks your buyer pool, which directly leads to lower offers.

Why you typically don’t get your keys right after signing in Beaverton 🗝️

It’s easy to think you’re done once the paperwork is signed, but Oregon’s escrow process has a few extra steps before you get those keys. Here's what actually happens after signing:

– Signing at the escrow or title office is just one milestone, not the finish line.

– The title and escrow company manages every step, holding funds and making sure all documents are squared away before anyone moves in.

– Keys are usually handed over only after county recording makes the transfer official and funds are safely delivered.

– Most contracts tie possession to final closing, which is when everything is recorded, not just when you sign. Possession is negotiated between parties.

– Even if you signed today, you might not get keys until later in the day or the next few days, depending on funding and recording schedules, and contract terms.

– If the contract allows the seller extra time after closing (like a rent-back), you’ll wait for keys typically until that period ends, or timeline per negotiated contract.

– The best way to avoid surprises is to check your possession date and your agent will keep you updated at every step. 🏡
