0: Pre-Approved buyers turned down by Underwriting. Never once in 7 years. Ask any Realtor about the importance of never using the following phrase on one of their listings that involves my pre-approved buyer:
“Property back on market due to no fault of seller. Buyer financing fell through.”

I realize the irony of a social media post about no social media posts. But my referral partner Realtors know that I focus 100% on them and their buyers with consistency, expertise, and service. No short cuts and no lazy and potentially false Pre-Approvals. My Operations team (which are the same individuals, not some 3rd party or call center) does amazing things behind the scenes to close on time so that these families and the Realtors that represent them have a successful experience.
