A $3B hyperscale data center campus is underway in Avondale, planned for five buildings and 240MW of IT capacity at full buildout. Peoria’s $100M Trailhead mixed-use project is nearing retail completion with Flower Child and an HonorHealth medical office now under construction. Capital is still flowing, with a $629M CMBS deal backed by nearly 5,000 Sun Belt apartments and Berkshire Hathaway’s $8.5B acquisition of Scottsdale-based Taylor Morrison at a 24% premium. In the office sector, SkySong has added more than 28,000 SF of new and expansion leases from tenants in financial services, construction, CRE and professional services.

Phoenix CRE is supposedly “slowing,” yet Peoria just landed a 916K SF Aligned data center campus, Glendale’s pouring concrete on a 1.1M SF logistics monster, and industrial has Phoenix sitting at No. 7 in the nation for investment appeal. Tempe’s stacking a 15-story, 289-unit Rambler student tower by ASU while Scottsdale is turning a former Fender HQ into a luxury car storage club because who needs cubicles when you can park Ferraris instead.

Call it what you want, but capital’s still chasing sheds, servers, students and supercars across the Valley—apparently “caution” now just means you underwrite twice before breaking ground once.
