Happy President's Day!

Last week marked a small increase to home for sale and average list price came down slightly. Likely a reaction to rate increases and the inflation reporting 3.1% versus the anticipated 2.9%. With the latest economic reports many believe fewer rate cuts are coming this year.
With inventory at lows rarely seen home prices are likely to remain strong if not at least slightly increasing.

What are your thoughts on where 2024 is headed?

Inventory has been reduced slightly and median list price remains rigid.
An important story to follow is that a record number of boomers will be retiring this year. This will certainly have a ripple effect to dollars circulating in the market. According to one study an estimated 60% of retirees rely on social security as their main source of income and 50% of people age 55-66 years old have no retirement savings. Accessing equity locked up in most retirees biggest asset (their home) might become more important to survival.

Getting dippy in the fast lane (name that movie)! Rates shot down then crept back up when the unemployment report showed stronger than expected numbers. If you love a roller coaster ride, just follow the daily mortgage rates.
In local news, a little bit more inventory hit the market at a slightly higher median list price. Consumer confidence seems to be gaining momentum.

Happy Monday! Median price up slightly, as well as median price of new listings. Average days on market and median days on market are stagnant. Is this possibly the result of a combination of low inventory and inventory that is not as desirable?

Trails and Tacos was a success! It was so much fun we did the loop twice! We had a multitude of great memories, some gnarly crashes, and even some blood. South Mountain will make you bleed your own blood! Pictures to prove it.

Median price of new listings went down by $25,000 for the week and median days on market also went down. To add to the good news, new inventory of homes to buy spiked, which suggests that for at least the short-term we are enjoying more competitive home prices and more options! Yay for home buyers!

Happy New Year! As you can imagine with the Holiday Season, fewer people were looking to purchase homes. Inventory remained similar, and homes for sale are on the market longer. Average days on market went from 77 to 83 days. The market action index shows a slight seller's advantage. Haven't seen the word "slight" for Maricopa County in while. Cheers to a fantastic 2024!
