When seeking a Private Money Lender, your biggest concern needs to be the lenders motivation. With the "Loan to Own" mentality, lenders are not in the market to help the borrower be successful in obtaining an assets or property for profit. Our main concern is the ability to pay the loan back with a proven and dynamic Exit Strategy. The Asset being pledged is also very important and the condition in which it's in. When underwriting the file, we will determine the points and fees based on the overall scenario. With that being the case, our rates and fees will always be aggressive and most likely the lowest you'll find. The reason for this, we want the borrower/investor to have the ability to accomplish a larger profit and provide more equity room if needed to resale or refinance. We want to execute money and watch is come back. With No PPP this helps the spread/ROI for the borrower and allows them to pay the loan off whenever they want within the secured term of the loan without a loss. Underwriting turn times are 72 hours or less. Stated - Verified Asset Programs only. We order appraisal. Other appraisals will be looked at but not used when underwriting.
