Both Fannie Mae and Freddie Mac have announced updates reflecting the new 2026 conforming loan limits, creating expanded opportunities for buyers as home values continue to rise.

🚨 What’s changing for 2026?
✔️ Baseline conforming loan limit (1-unit property): $832,750 in most U.S. areas
✔️ High-cost / super conforming limit (1-unit property): $1,249,125
✔️ Applies to loans delivered to either Fannie Mae or Freddie Mac

🖥️ System updates & timing
• Freddie Mac has updated Loan Product Advisor® (LPA) effective December 7, 2025
• Loans exceeding 2025 limits but within the new 2026 limits cannot be sold to Freddie Mac until January 1, 2026
• Fannie Mae will also accept loans at the new limits for delivery starting January 1, 2026, regardless of closing date
