Neighborhood Lending Partners, Inc. NLP offers products, services and programs that were created to incentivize the private sector to invest in affordable housing and community revitalization.

Neighborhood Lending Partners is a multi-bank lending consortium established in 1993 as a non-profit mortgage banking corporation, and was certified in 1997 as a CDFI. NLP serves the state of Florida, and has provided community lending programs for its member financial institutions benefitting low income communities and underserved populations for the past 18 years. NLP is actively engaged with lo

cal governments and housing authorities, providing NLP's services and loan products and encouraging use of NLP's underwriting models that allow for the recapture of the dwindling supply of public subsidy to the greatest degree possible. By combining local SHIP, HOME, CDBG and NSP funds with NLP resources, local governments are able to enhance and multiply the utilization of their funds; achieve maximum leveraging of their funds and produce a greater level of community impact and assistance.

Wishing Mary Fellows a Happy Anniversary!

Mary Fellows is Neighborhood Lending Partners, Inc.'s EVP/COO. Mary has over 25 years experience in contract management and compliance reporting for state and federal programs.

Mary also tracks program impact to insure NLP's operations are in alignment with the Company's overall mission. She has created compliance mechanisms and maintained records, and completed the reporting for NLP's CDFI and HUD awards. Mary worked for several regional and community banks as a commercial lender and underwriter prior to coming to NLP. Mary received a BBA from Roanoke College.

Mary has a hand in every pot at NLP and we just could not do what we do without her.

Damon is responsible for property and rental compliance analyses on Affordable Housing projects. Overall reviews of property performance, adherence to regulatory guidelines and underwriting are the expectations of the role. He works closely with the Portfolio Manager in efforts to meet reporting deadlines on both performing and criticized assets.

Neighborhood Lending Partners attended the inaugural OFN National Policy Summit held on February 11-12 in Washington, D.C. This convening focused on strengthening industry advocacy to adapt to the ever-changing federal environment while expanding bipartisanship on Capitol Hill, tapping into new policy opportunities, and increasing advocacy involvement for all CDFIs.

Neighborhood Lending Partners, Inc. is proud to be a finance partner for Fairfield Apartments in St. Petersburg, Florida.

Fairfield Apartments consists of 264 affordable housing apartment units, of which 53 units will be set aside at 50% of the Area Median Income (“AMI”), 67 units will be set aside at 80% of the AMI, and 144 units will be set aside at 120% of the AMI. affordable housing development which provides 100% of the units as affordable.

There will be 74 one-bedroom, 162 two-bedroom, and 28 three-bedroom units.
The amenities package at Fairfield Avenue Apartments consists of a community room with kitchen, TV, chairs, tables, and a bar/serving area, on-site management, playground, pool with splash zone, fitness center, gazebos and grilling stations outside each building, bike storage, bike repair shop, access to 24 hour emergency maintenance and a computer lab in each building. The residents will have direct access to Pinellas Trail via a secure gate entrance in the southeast corner of the subject site. direct secured access to the multi-use Pinellas Trail which extends from St. Petersburg to Tarpon Springs. The trail was created along a portion of abandoned railroad corridor and provides a unique, protected green space for walking, jogging, skating, and biking.
Unit Amenities include energy star appliances, washer and dryers and a balcony and access to 24 hour emergency maintenance will be available for the residents.

The primary funding source is Housing and Urban Development (“HUD”) and additional funding comes from a City of St. Petersburg Grant, a Pinellas Land Trust Grant, as well as a nice chunk of developer equity.

First proposed in 2022, the project became St. Pete's first development approved under the precursor to the Live Local Act.

Happy (belated) Anniversary to Linda Stevens!

Linda Stevens is our Accounting and Accounts Payable Manager and has over 25 years of banking operations, 15 of which were with The Business Bank in Northern Virginia. Seven of those years, she worked remotely after moving to the Tampa area in 2007.

She joined Neighborhood Lending Partners, Inc. in January of 2015 as an accounting assistant.

She handles day to day general ledger activity as well as accounts payable. She is responsible for reconciling and maintaining bank accounts and various general ledger accounts on a monthly basis, as well as other duties consistent with her position.

We love Linda and could not "NLP" with out her!

Wishing a Happy Anniversary to Jenn Bryant!

Jennifer Bryant is Neighborhood Lending Partner’s Loan Servicing Manager.

Jenn assists in servicing NLP’s multi-million-dollar loan portfolio for affordable housing from construction phase to permanent phase and oversees the process until the loan matures. Jenn is also responsible for assisting with general ledger activity as well as accounts payable. She is the default back up person in operations and provides cross support for all departments.

Happy 3 year Anniversary Jenn! It is a pleasure working with you and we are looking forward to the years ahead.
