Neighborhood Lending Partners, Inc. is proud to be a finance partner for Fairfield Apartments in St. Petersburg, Florida.
Fairfield Apartments consists of 264 affordable housing apartment units, of which 53 units will be set aside at 50% of the Area Median Income (“AMI”), 67 units will be set aside at 80% of the AMI, and 144 units will be set aside at 120% of the AMI. affordable housing development which provides 100% of the units as affordable.
There will be 74 one-bedroom, 162 two-bedroom, and 28 three-bedroom units.
The amenities package at Fairfield Avenue Apartments consists of a community room with kitchen, TV, chairs, tables, and a bar/serving area, on-site management, playground, pool with splash zone, fitness center, gazebos and grilling stations outside each building, bike storage, bike repair shop, access to 24 hour emergency maintenance and a computer lab in each building. The residents will have direct access to Pinellas Trail via a secure gate entrance in the southeast corner of the subject site. direct secured access to the multi-use Pinellas Trail which extends from St. Petersburg to Tarpon Springs. The trail was created along a portion of abandoned railroad corridor and provides a unique, protected green space for walking, jogging, skating, and biking.
Unit Amenities include energy star appliances, washer and dryers and a balcony and access to 24 hour emergency maintenance will be available for the residents.
The primary funding source is Housing and Urban Development (“HUD”) and additional funding comes from a City of St. Petersburg Grant, a Pinellas Land Trust Grant, as well as a nice chunk of developer equity.
First proposed in 2022, the project became St. Pete's first development approved under the precursor to the Live Local Act.
