Most people picture the VA loan as a starter benefit with a low ceiling.
That picture is wrong.
If you have full entitlement, the VA sets no maximum loan amount at all.
You can buy well above the conforming limit with zero down, as long as you qualify on income and credit.
The cap you have in your head usually isn't a VA rule.
It's an overlay a specific lender added on top of the VA's actual guidelines.
Different lenders carry different overlays, and some carry none at all.
So, one loan officer tells you the ceiling is one number, and another tells you something completely different, and both of them blame the VA.
Neither one is quoting the VA guidelines.
They're quoting their own company's internal policy and calling it an overlay.
This matters most in expensive markets, where the home you actually want sits above what some lenders are comfortable with.
They get nervous, they default to no, and you walk away from a house you were fully qualified to buy. And the veteran thinks they can’t qualify.
The program was built to scale with the market you're buying in.
The limit isn't the benefit.
The limit is usually the person explaining the benefit.

A veteran found the home he wanted.
$2M sales price.
His lender told him he needed to put 10% down to make it work with a VA loan.
$200,000 in cash.
He didn't have $200k sitting around, so he started thinking maybe he couldn't buy the house, maybe he'd have to look at something smaller. Maybe they needed to wait…and waste $ on rent!
All of that panic came from a number his lender made up.
The VA does not require a down payment on a high-balance loan for a veteran with full entitlement.
That 10% figure was the big box lender's overlay, an internal rule they layered on top of the VA's actual guidelines.
It was never a VA requirement.
A different lender with no such overlay could have done the same loan at zero down.
He nearly walked away from his home over a policy that belonged to one company, not the VA.
This is the exact trap that catches veterans at the high end.
They hear a requirement, they assume it's the VA speaking, and they never ask whether it's a guideline or an overlay.
Always ask which one it is.
The answer can be worth $200,000.

This is the part that's hard to accept.
Thousands of veterans who could buy a home with zero down never do, simply because nobody ever explained the benefit to them.
The VA home loan is one of the most powerful things you earned through your service.
Zero down payment.
No PMI, ever.
Usable more than once across your entire life.
Competitive rates backed by a government guarantee.
And yet the single most common reason veterans don't use it is that they were never told how it works.
Nobody sits you down at out-processing and walks you through it.
The finance office covers your pay and your TSP and your SGLI, and this benefit barely gets a mention.
So, veterans assume homeownership is years away, keep renting, keep saving for a down payment they don't actually need, and never find out they were qualified the whole time.
If you served, this was built specifically for you.
Not as a favor.
As something you earned.
The first step is just knowing it exists and knowing you likely qualify.
Most people never get that far, and it costs them years of building equity they could have started today.
