The rate chart went red. Investor lending didn't blink.

Optimal Blue's September numbers just dropped: overall mortgage lock volume fell 2% last month... but non-QM lock volume ROSE 8%. Non-QM is now 12% of all production, up from about 7% a year ago. And a full third of that non-QM volume is investor and DSCR loans.

Meanwhile the 30-year conforming rate hit 7.39%, up more than a full point from last year.

Translation: while the old-school mortgage market shrinks under 7.39% rates, investors are doing MORE deals, using the products conventional lenders barely mention. DSCR doesn't care about your W-2. It cares whether the rent covers the payment.

The credit score box just got bigger.

The FHFA is pushing the mortgage industry to accept competing credit scoring models. New models tested on 1.4 million credit reports qualified MORE borrowers than the old FICO-only system. FICO just had its worst day since 1989.

Translation: if a lender told you no because of your credit score, that no might be expired. The rules are changing in your favor.
