🏢 Thinking about buying a condo? Read this first.

Condo lending guidelines are becoming more restrictive, and many buyers don’t realize that you can qualify for a mortgage but still be unable to finance a specific condo community.

Lenders are taking a closer look at factors like:
• Insurance coverage
• Reserve funding
• Deferred maintenance
• Special assessments
• The overall financial health of the condo association

These changes don’t mean condos can’t be financed, but they do make it more important than ever to do your homework before making an offer.

The good news? I can often review a condo’s eligibility before you’re under contract, helping you avoid surprises and giving you confidence as you move forward.
