The 30-Day Credit Lockdown
Thinking of buying new furniture or financing a car right before closing on your new home? Hold that credit card!

In the 30 days leading up to closing, your mortgage lender does a final credit and debt check. Opening new accounts or making large purchases on credit can instantly change your Debt-to-Income (DTI) ratio or dip your credit score—which can delay or even derail your final loan approval.

The Golden Rules Before Closing:
❌ Don't apply for new credit cards or store financing
❌ Don't purchase big-ticket items (furniture, appliances, cars)
❌ Don't switch jobs or close existing credit accounts
✅ DO call me first if you have any questions about a transaction!

Real estate is still happening! 🩷🏡 It’s prime time for negotiations! I received two clear to close today and one accepted contract. ☀️I’ve locked two homebuyers with seller paid temporary buy downs in the last week. One had seller paid closing costs of $25,000 and one had seller paid closing costs for $20,000. This is saving hundreds of dollars on the monthly payment in the next 2 years! 🏡 Buyers, it’s time to buy with excellent negotiated terms and refinance later.!
