I'm in my 22nd year as a tax professional. I tell you, one of the most rewarding experiences that happens yearly is when I get to speak to the youth about good choices around finances. It is especially rewarding when I speak to those who are already on the path and making great choices. Just finished a return moments ago. (Yeah, 11:30 pm. don't call or text. you'll talk to the hand...lol) This young lady is under 30, making six figures, home owner, and looking to buy rental property. Her mother, a Tacoma native, has done well with both of her daughters! Young men, step up! Young women, don't settle! In this case, and in the case of her sister, who is also young and doing well, all I have to do is pile on the praise, congrats and encouragement. This is why I continue to do what I do! Praise be to Allah! I am Muslim now. But I was raised a Christian and remember very well the scriptures my mother taught me in my youth. For the Bible says "Train up a child in the way he should go: And when he is old, he will not depart from it."- Proverbs 22:6. What a joy to see this in action. That's it. That's the post!

SBA loans, conventional loans, most other long term loans, and credit lines do require good personal credit for approval in most cases. Collateral and asset type based financing doesn’t care about personal credit as much. This is if financing only looks at collateral for approval, not financing where collateral is required for approval.
