I made a client cry.

I didn’t expect it, and it broke me.

She was a single mom getting out of the Navy.

Another lender had pre-approved her, then rejected her when she found a home.

She’d already given notice on her apartment.

No backup plan.

She had nowhere to go with her daughter.

The realtor called us desperate: “Can you save this?”

Looking at her file, I saw potential.

We moved her from a standard VA loan to a VA Bond program with a lower rate.

But the real magic happened next.

You see, VA loans allow sellers to pay off buyer’s consumer debt.

The seller was already covering her closing costs.

So we structured it differently:

We used the down payment assistance to cover closing costs.

Then we used the seller credit to completely pay off her car.

$700 per month back in her pocket.

When we got on that Zoom call to tell her the news, I said:

“Not only are you approved for the home, but your monthly payment is lower and we’re paying off your car, too.”

She froze.

Then the tears started.

I’ll never forget what she said:

“I don’t have to worry about where my daughter will sleep anymore.”

That’s when I lost it too.

In that moment, this wasn’t about rates or commissions.

It was about watching the weight lift from a mother’s shoulders.

About knowing her daughter would have stability.

That single Zoom call reminded me why I do this.

It’s not just homes we’re providing.

It’s peace of mind.

It’s a future.

It’s hope when there was none.

Don't get fooled into thinking a 25bps cut today will drop rates tomorrow.

You're going to see a lot of lenders and Realtors talking about The Fed cutting by .25% today and that it means rates will come down.
IT DOESN'T.

That's not how it works. That's not how it's ever worked. And if you've been following me since the Great Recession, you already know that.

Don't get fooled into thinking a 25bps cut today will drop rates tomorrow.

The market rally halted the day The Fed cut at their last meeting (like we told you it would).

The market rally reversed on stronger-than-expected jobs numbers in early October (we've been hammering home the importance of the strength of the job market and Powell talked a lot about it at his last presser).

The dot plot is still the dot plot from the last meeting. THIS CUT IS AND HAS BEEN EXPECTED.

Don't get fooled into thinking a 25bps cut today will drop rates tomorrow.

Pay attention to how Powell talks about where they see rates into the future, how they interpreted the last couple months' jobs numbers, whether or not their still confident that inflation is under control, etc.

Rates are having a good day, today, due to weaker than expected jobs numbers, and after a bad day post-election.

SO MUCH affects mortgage rates and the Fed Funds Rate, itself, is in the middle of the pack.

Don't get fooled into thinking a 25bps cut today will drop rates tomorrow.
