I don't blame commercial owners to wait until the rate hopefully drops next month however, it takes time to find the right lender and get your package approved. I figure rates will have dropped by then and now you could lock in the rate.

In any case, I hope commercial property owners are preparing to pay down their mortgage if needed should they need to refinance from 5 years ago. If you leveraged your property, you should see what you need in order to refinance without coming to the table with funds.

Hey, here's a question: Who pays for repairs, the tenant or the landlord?

The responsibility for paying for repairs generally depends on the terms of the lease or rental agreement. In most cases, the landlord is responsible for maintaining the property and making any necessary repairs, but the tenant may be responsible for certain repairs or maintenance tasks, such as keeping the unit clean or reporting any issues in a timely manner. Here is Southern California, I'm seeing rates in the 5.45% to 5.75% range for a 5 year fixed rate loan. These come with prepayment penalties, but, I have a credit union at 6.03% with no prepayment penalty. When rates hopefully go down in 2 years, hopefully not that long, but if and when they do, you won't have the expense of the prepayment penalty to contend with. Therefore some serious thought needs to be given to see if the higher rate can be more beneficial in the long rung. For that, call me and let's see!

Crazy world huh? Look, we're going to be in a period of disappointment with mortgage rates, both residential and commercial. But the world goes on and basically we're back to 2018 rates in the commercial world. They weren't too bad historically.

We just got really spoiled with two and three percent rates. But now we have to realize those days are over for a while if not forever. It was a moment in time if you were lucky enough to get in great! I only hope that values hold up with higher rates, but that to might be a unicorn.

Yep, rates are on the rise. I was talking to a past client who I refinanced his home May of last year at 2.625%. Now that rate is 4.365%.

On the commercial side, loans I quoted at 4.10% last Friday, are now 4.39%.

But, on a positive note, these rates are still in the lowest range we enjoyed in History. I wouldn't be surprised to see a drop in values soon.
