One week out. September 10 is the single most statistically active date of the entire Atlantic hurricane season, based on a century of storm records. Roughly half of every season since satellite tracking began has had an active hurricane somewhere in the Atlantic on that exact day. If your storm kit is still sitting half assembled, this is the week to finish it.

Florida termites do not take a summer break. A mature colony can chew through enough structural wood to cause real damage in a matter of months, often with zero visible warning until the damage is already done. Our humidity and heat make the state one of the most termite active in the country. If your home has not been inspected in a while, that is worth fixing before it becomes a bigger fix.

Hail does not fall straight down in a storm, wind pushes it sideways, so the side of your house facing the wind takes the beating while the other side barely notices. It is why two neighbors can compare notes after the same storm and end up with completely different repair bills.

The easy stretch of hurricane season is behind us. Roughly 85 percent of all Atlantic storm activity happens in August, September, and October, and the calendar peak lands right around September 10. If your prep list survived the quiet weeks untouched, this is the week it stops being optional.

Wind flattens your mailbox and takes half your fence with it. Would insurance cover this? Often, yes, structures like fences, mailboxes, and sheds are usually covered under the other structures portion of your home policy, typically a percentage of your main dwelling coverage. The exact number is different on every policy. Finding yours takes about five minutes and saves you from guessing after the fact.

A boat that ended up parked in someone's living room after storm surge. A sinkhole that swallowed half a driveway overnight, with no warning. A colony of bees that moved into an attic and stayed undiscovered for months. Florida homes have a way of ending up in stories nobody would believe otherwise. What is the strangest thing you have heard happen to a house around here? Drop it in the comments, we might feature it. More homeowner tips like this: https://hubs.li/Q04s2RVD0

Two identical houses, side by side. One loses half its shingles in a storm, the other barely gets touched. The difference usually comes down to wind physics, not luck. Air speeds up as it wraps around a building, the same way it speeds up over an airplane wing, and the side taking the wind head on absorbs the worst of that pull. Roof age, shape, and how securely the shingles were nailed down all decide which house ends up on the news. Learn more about what your roof affects: https://hubs.li/Q04s2w_h0

A friend comes over for a pool day, slips on the wet deck, and walks away with a broken wrist. Would insurance cover this? Usually, yes, through the personal liability side of your home policy, which can help with medical bills and legal costs if someone is hurt on your property. It is a reminder that home insurance covers more than your walls and roof, it covers what happens to the people you invite in. Keeping pool areas clear and dry is the cheap version of this coverage. Your house is not haunted, it is just South Florida. Daytime heat and cooler nights make wood framing, metal roofing, and AC ductwork expand and contract on a loop, which is where most of those creaks and pops come from. Add humidity swings and normal settling and your home is basically talking to itself all night long. Most of it is harmless background noise. A sound that is new, sharp, or paired with a visible crack is the one worth paying attention to. What is the strangest sound your house makes? In 1992, the Atlantic hurricane season was almost a non-event. Only a handful of named storms formed all year, well below the average. Then, in late August, one of them became Andrew. A Category 5 hurricane tore through Miami-Dade, damaging or destroying roughly 125,000 homes and becoming, at the time, the single costliest natural disaster in US history. One storm, in a season nobody was worried about, rewrote Florida's building codes and reshaped the entire insurance market. Meteorologists still repeat the same line about it decades later. It only takes one. See where your own coverage stands: https://hubs.li/Q04s2z8-0
