Well, it looks like tropical depression 14 may end up coming toward our area, and, though we've seen recent hurricanes, it’s easy to forget what you need in order to be prepared for any storm.

Before the storm:
• Make sure you have a three-day supply of non-perishable food and bottled water, as well as other essentials such as flashlights, batteries and a first-aid kit. Keep a seven-day supply of medications, a tool kit and a battery-powered radio on hand.
• Make copies of personal documents such as birth certificates, prescription information, home/vehicle policy numbers, deeds to your home and/or property and vehicle registration. Store original documents somewhere safe, such as a safe deposit box, and keep copies at home.
• Keep cash in small denominations on hand. This can come in handy in case the power goes out in your area, making ATMs and credit cards unusable.
As the storm approaches:
• Fill your car up with gas.
• Bring inside bicycles, lawn furniture and anything else that can be picked up by the wind.
• Close windows, doors and hurricane shutters. Turn off propane tanks and unplug small appliances.
• Set the refrigerator and freezer to the coldest settings and keep the doors closed so food will last longer if the power does go out.
After the storm:
• Find out if it is safe to enter your community or neighborhood. Follow the advice of local authorities.
• If it is safe to do so, take pictures of any exterior damage for insurance purposes.
• Before entering your home, look outside for damaged power lines, gas lines, foundation cracks and other exterior damage. It may be too dangerous to enter the home.
• If it is safe to enter your home, inspect the interior of the home for damage and take pictures for insurance purposes.
• Avoid drinking or preparing food with tap water until authorities advise that it’s free of any contaminants.
• Check the fridge for spoiled food. “If in doubt, throw it out,” the Red Cross says.
• If you see dangling power lines, stay away from them, and report them to the electric company

Does YOUR homeowners policy INCLUDE flood?

Most likely not! We have a homeowners carrier that is now allowing for flood coverage to be added to their policy. And with that, are some perks.

1) Replacement coverage on contents -
Your contents on a FEMA policy is on a Actual Cash
Value basis only.
2) Includes Loss of Use coverage -
What is this coverage used for? It provides you extra funds
to live or stay somewhere else while repairs are being
made to your home. Normally, that would be something that
you would have to pay out of pocket.
3) Able to include flood into your escrow -
Normally, the mortgage companies will not allow
flood policies to be escrowed unless you are in a flood zone
and it's a required coverage. However, since flood is part of
the homeowners policy, you are able to include it within
your escrow.
4) 1 claim adjuster -
This makes the claim process so much easier during a
catastrophe. You do not have to worry about several
adjusters trying to push a claim off onto the other carrier. It's
all within the same carrier - Home, Wind AND Flood.
5) Coverage limits are 100% of the dwelling limit -
On a standard policy, the max limit is $250k on the dwelling.
Since the flood coverage is part of the homeowners policy,
the coverage is 100% of the dwelling limit. So if your home
is $350k, that is the amount of flood coverage you will have
as well.
6) NO WAITING PERIOD -
On a standard policy, there is a 30 day waiting period unless
you are in a flood zone and it's required by the lender.
Getting your flood policy within the homeowners policy,
there is no waiting period. Your flood coverage starts the
same day as your homeowners policy.

FLOODING - As you know, MOST homeowners carriers do not include flood coverage within the homeowners policy. HOWEVER, we DO have markets that will allow flood coverage to be added into the homeowners policy. Do you know what the best part about this policy is? It's better than what NFIP/FEMA has to offer!!

What are the "perks" of having the flood coverage included?
* Replacement coverage on your contents
* Loss of use coverage - this means, if you are not allowed to be in the home during repairs because of safety issues, the carrier will provide funds for you to stay somewhere else while repairs are being made.
* Again, one adjuster. You will not have an adjuster for the homeowners/windstorm and the adjuster from Flood/FEMA fighting over who is going to pay for what.
* If your homeowners policy is escrowed, the lender will pay for the flood from your escrow since it's built into the policy. (This really only applies to clients in "X" Zone since clients that are in a flood zone are already able to be escrowed.)
* No 30 day waiting period.

As I stated before, Sago is growing. With growth, comes changes.

First, I am so happy to announce we are now appointed in New Mexico, Louisiana and Arizona. (There are more states to come.) We write all lines of coverage from home, auto, boats, etc., to commercial insurance such as Construction, Trucking (including long hauling), Oil & Gas, Restaurants, Habitational...and much, much more.

Second, I would like to welcome Josh Harris to Sago Insurance. He is located near Tyler TX and comes with vast amount of experience and knowledge in both Property & Casualty for personal & commercial lines. His specialty is in Life and Health insurance. This includes individual and group products. There will a formal introduction on Josh very soon.

Lastly, be on the lookout for videos from Sago Insurance. Some videos that are in the works: "What can I do to save more money on my policies?", "I've never heard of this carrier, how do I know if they are good?", "My car is getting older, should I remove comp & collision from the policy?", "I feel my home is over insured." etc. If you have idea's on a topic, we are always open to suggestions.
