The Biggest Mistake Investors Make When Evaluating Flex Space

We discuss the most common mistake investors make when evaluating flex space properties: focusing only on price per square foot instead of visiting the site in person. We talk about the critical factors you should assess on-site, including truck accessibility, parking availability, bay depths, roll-up door functionality and dimensions, office layout efficiency, and property visibility. We emphasize that function must be part of your underwriting process, as properties that look good on paper often don’t make sense when you visit them in person.

Happy Mother’s Day to .unfiltered ❤️

15 years ago, you became a mother… and ever since then, life has been one crazy journey.

Through all the ups, downs, late nights, stress, chaos, wins, losses, and everything in between—you’ve somehow managed to keep this family together while still dealing with me.

You bring both the crazy and the stability to this household at the exact same time, which honestly is a talent in itself.

A lot of people see the business side, the social media side, the projects, the events…

But they don’t see the person behind the scenes holding everything together quietly every single day.

The kids are lucky to have you.

And honestly… so am I.

Happy Mother’s Day ❤️

Attracting flex space tenants is an art.

Before ads.
Before social media.
Before any of that worked…

I had one strategy:

Show up. Every. Single. Day.

I bought 30 sign stands.

And every morning at 7 a.m.—
I’d be on-site.

Opening every bay door.
Cleaning the units myself.
Wiping down the offices.

Then placing a sign in front of each space so anyone driving by knew—

This is available.

No shortcuts.
No automation.

Just visibility and consistency.

And it worked.

People would drive in…
Walk the space…
Come straight to me…

And that’s how I got my tenants.

Different tools today.

Same principle:

If people don’t see it, they won’t lease it.

Where did this actually begin?

Driving across the U.S., I keep seeing rows of small-bay buildings…

Some industrial.
Some retail.
Some something in between.

Feels like this goes back decades—
maybe even to the manufacturing boom of the 60s–80s.

Which makes me think—

Is this really a new asset class… or just an evolved one?

I’ll keep sharing what I find as I travel.

Curious—

Where do you think it started?

I’ve been involved in flex space development at every level.

And I mean every level.

11 years ago, I did it all—

Finding land
Fighting through zoning
Working with engineers
Designing layouts
Sourcing materials across Texas…
down to the chain on a roll-up door.

There was no team.

So there was no delegation.

Looking back—

That’s what gave me the edge.

Because today, I don’t need to be in every decision.

I understand the process.

And that’s what allows me to step back, trust my team, and focus on growth.

The lesson:

If you want to lead at a high level…

you need to be in the details early.

That’s where real confidence comes from.

I drive all across the country… and I’m still seeing new concepts.

Recently in Texas, right off a major freeway between two cities, I came across something different—

A fully built-out residential unit on the second floor of an industrial bay.

Not just a place to work…
A place to live and operate.

That’s not your typical office/warehouse setup.

And that’s the point—

This asset class is still evolving.

New ideas. New use cases. New demand.

I’ve seen variations of this in other states, but not executed like this.

And it’s a reminder—

We’re still early.

Curious what you think about this concept—
Would you build it this way?
