It’s crazy how often this happens. I recently helped someone get pre-approved who had wanted to buy for the last 3 years. They thought they needed two full years at their job after graduating college. After looking at their info, it looks like they could have bought 3 years ago. Mortgages aren’t as black and white as they seem. A lot of people are relying on AI or whatever they find on Google, and it’s actually hurting them more than helping because there are so many variables involved. I had the best time with my favorite ladies this weekend to celebrate my mom’s 80th birthday. My mom is the most selfless caring and loving person I know. She deserves this and so much more. It was so relaxing and just super fun 🤩. We did some painting and wine tasting in Paso Robles. Got some massages and just enjoyed each other with giggles and fun. I love you so much mommy. 😘❤️

Waiting for Lower Rates Cost Some Buyers 19 Years and Double the Price

In 1974, mortgage rates crossed 8% and buyers said they'd wait for them to come back down.

They waited until 1993. Nineteen years. And by then, the house cost twice as much.

The person who held out for the perfect rate didn't save money. They paid a premium for the wait. The buyer who purchased in 1974 at 8% built equity for two decades while everyone else sat on the sidelines.

Rates move. Prices tend not to go backwards. If the payment works today and the home fits your life, that's the math that matters.

I helped a young lady and her brother buy their first home about a year ago. When they came to me, their numbers were tough to work with but after reviewing all the options, I was able to combine both of their incomes (even a second job) and also reduce some of their debt to help them buy their own place in LA. There were a few bumps along the way and the rates rose in the middle of the process which stressed everyone out even more (they thought of cancelling) but since they are a hard working brother and sister duo they made it happen! I checked in on them a few months ago and they are so thrilled they took that leap of faith! And I’m so happy for them! I have yet to have a client regret purchasing a home in 19 years of doing this. There are basically three things that actually determine what you can afford when buying a home.

One, your income VS your debt. Lenders look at how much you make compared to what you already owe each month. Car payments, credit cards, student loans. This is the biggest factor.

Two, your down payment. Not because you need a huge one, but because how much you put down changes your monthly payment and what programs you qualify for.

Three, your credit. It affects your rate, which affects your payment, which affects how much house you can actually get.

Here's what I’ve found, most people guess at all three and are actually in way better shape than they think.
