Current Florida Mortgage And Refinance Rates
Keeping a close eye on Florida’s mortgage landscape, I’ve noticed that our average 30-year fixed rate now sits at 6.701%. While that’s a slight dip from last week, it’s still higher than where we stood 30 and 90 days ago. The same trend holds true for 15-year fixed and 30-year jumbo loans—both rates eased a bit this week but remain elevated compared to recent months. Even so, Florida’s rates are just under the national average. With over two decades in the mortgage industry here in Stuart, I always aim to help clients navigate these shifts confidently as they pursue homeownership.

New Federal Mortgage Rules Bring Fresh Opportunities to Florida Condos
Big changes are coming to Florida condo mortgages: Starting August 3, 2026, new federal rules will require much stricter reviews of condo finances and building maintenance. This means the days of streamlined loan approvals for condos are coming to an end. Buyers and sellers should prepare for longer closings, more paperwork, and, unfortunately, a higher chance of loan denials—especially in older or financially underfunded buildings. With more than 20 years in the mortgage industry here in Florida, I see how these shifts can create real challenges for anyone navigating the condo market. It’s more important than ever to have a clear understanding of what these changes could mean for your next move.

How to find the best mortgage rate - it could save you $3,300 a year
Mortgage rates have recently climbed to 6.55%, and in my two decades guiding clients through the mortgage process, I’ve seen firsthand how rising rates can impact both affordability and peace of mind. What surprises many buyers is just how much they stand to lose by not exploring all their options—on average, overpaying by more than $3,300 a year simply by not shopping around. Taking the time to compare lenders and review your credit report can make a substantial difference. At Unitas Lending, my focus has always been on making sure clients have every tool and bit of knowledge at their disposal to pursue homeownership with confidence and clarity.

US Jumbo Loans: Limits and Requirements
Navigating jumbo loans can feel daunting, especially as these mortgages step beyond the standard conforming loan limits—which, by the way, are updated each year and can be even higher in designated high-cost areas. With over two decades in the mortgage industry and as the founder of Unitas Lending, I’ve guided many clients through the nuances of jumbo financing. Rates for these loans can be quite competitive for high-net-worth borrowers with solid credit, though lenders sometimes set higher rates because jumbo mortgages are viewed as carrying more risk. Typically, you’ll need to provide two years of tax returns, W-2s or bank statements, make a down payment of 10% to 20%, and show enough cash reserves to cover anywhere from 6 to 36 months of payments. While jumbo loans allow for higher borrowing amounts and may not require private mortgage insurance, they do come with the expectation of larger down payments and closing costs. For those who are self-employed or have more complex financial profiles, alternative non-qualified mortgage options might be a better fit if a traditional jumbo loan isn’t the right solution. At Unitas Lending, we’re committed to making sure you have the guidance and clarity you need when considering your next move.
