In our current real estate climate of rising prices, both with rentals and home purchases; many buyers are unsure whether it is better to RENT or PURCHASE their own home.

The posted-link gives a brief illustrative-explanation of how just after two years of purchasing a home buyer will start saving after taxed.

*Keep in mind, this example assumes that renting is $200 less a month than purchasing: This is not the case in our current market. Today, rental prices per month are on par with a completely escrowed monthly payment.

Our area may need to take a page or two out of Scranton's economic development planning book. Scranton's affordability(taxes and home values,) it's commuter friendly location, the city's progressive city planning, and growing educational institutes all foster the growth of home-ownership for the millennial age group. After all the this age group is the future. In response to the argument of many that resist change, we can still maintain a outdoor life-style and an environmental for aging groups while planning for the future.

A realtor.com® report found that Scranton is third on the list of top U.S. cities for millennials, while Allentown is sixth. Both cities, along with the rest of the top 10 list, have homeownership rates of 47% of millennials aged 25 to 34, while the national average is just 43%.

While we, real estate agents, can continue working virtually, learning new technology, perform continuing education for licensing, and our own business planning, everything else related to real estate is shut down.

I agree with this decision, so I wanted to share this information with all of you that might be meeting with real estate agents during this time. As a friendly reminder, all in-person contact to perform non-life-sustaining-real-estate-business should not be happening.

This quote from the GLVR Realtor Association provides the clarification:

"[Question] How does the governor’s Stay at Home order affect real estate?

[Answer] Gov. Tom Wolf has expanded his stay-at-home order to include all of GLVR's footprint, which includes Lehigh, Northampton and Carbon counties.

The order means residents are not to leave their homes except for tasks required for health and safety, or for work at a life-sustaining business.

Real estate is classified as a “non-life-sustaining” activity under the governor’s original closure order. Any in-person, physical real estate service offerings are already prohibited under the initial closure order, and are still prohibited under the stay at home order."

The association is providing guidance to help REALTORS® -- and consumers -- in the Greater Lehigh Valley respond to the coronavirus's impact on the real estate industry.

Hopefully, everyone is doing well. I’m writing to share the Pennsylvania state information on which businesses can remain open, and which should be closed, at the moment.

Due to the order, I will continue to work remotely to help with real estate issues or needs you may have.

Businesses out of compliance "will forfeit their ability to receive any applicable disaster relief and/or may be subject to other appropriate administrative action," the release states.
