I've seen way too many investors sitting on properties they could be using to actually build wealth.

They're either over-leveraged with no breathing room, or sitting on too much equity doing nothing. Most don't even know DSCR financing exists - someone asked me to spell it last week.

If you're buying investment property in Cleveland, your lender better know what DSCR and ARV mean without Googling it.

Same goes for your realtor. If they can't tell you what a house will appraise for post-rehab or whether you should rent or flip - find someone else.

Out-of-state investors from New York and California are already buying here. If you live in Cleveland and you're sitting on the sidelines, you're leaving money on the table.

DSCR loans only care about one thing: does the rent cover the mortgage payment.
