Homebuyers!!!
I’ve been having a lot of conversations with buyers lately.
And here’s what’s wild:
Almost all of them already have a pre-approval letter in hand..
But when I ask if anyone’s actually walked them through what it means?
Blank stares.
They’ve got a letter... not a breakdown.
Not a strategy.
Not a plan.
Most of them can’t even tell you:
What their monthly payment really looks like
What they’re actually being charged
How much cash they’ll need to close
Or what options they even have for their down payment
It’s like getting cleared to play the game… but no one explained the rules.
So here’s the truth:
A pre-approval without clarity isn’t helpful. It’s risky.
If your buyer got a letter but doesn’t fully understand the numbers behind it, they need a second opinion.
