New NYC Co-op Law: Faster Board Approvals Starting July 28, 2026

Buying or selling a co-op in New York City just got a little easier.

Beginning July 28, 2026, Local Law 58 of 2026 requires most NYC co-op buildings with 10 or more units to follow strict timelines when reviewing purchase applications.

Here's what the new law requires:

✅ Within 15 calendar days, the co-op board or managing agent must acknowledge receipt of your board package and let you know whether it's complete or what documents are missing.

✅ Once your application is complete, the board has 45 calendar days to approve or deny the application.

Before this law, there was no required timeline, leaving many buyers and sellers waiting weeks—or even months—for a decision. These new rules bring more transparency and predictability to the co-op buying process.

Home mortgage interest Rates are way up. This weeks home mortgage rates are 6.5% fixed for 30 years 6.633% APR.

Home mortgage interest Rates are the same as last week. This weeks home mortgage rates are 6.125% fixed for 30 years 6.253% APR.

Below is a link to a good article about the direction of rates. Notice the article states the average 30 year rate is 6.55%. I can offer lower than the average because I am a broker and thus have many different lenders I can use to find the lowest rate with the lowest closing costs.
